We purchased another home, this time in Apopka Florida. The Seller had serious plumbing issues and the home needed a lot of repairs. We purchased the home in 3 weeks and paid ALL the Seller’s closing costs. It was a win-win for everyone, as the Seller got guaranteed cash in hand in a very short time, while we were able to buy a property and both repair and upgrade it at the same time. We love renovating houses!

This house had a lot of issues but also a lot of potential. It is a 4-bedroom, 2-bathroom single-family home that was rented out for years by the previous owner, who didn’t do much maintenance or repairs. The plumbing was a mess, the walls were dirty, the flooring was soaking wet, and the bathrooms were outdated.

But we saw the opportunity in this property and decided to take on the challenge. Here’s what we did to turn this house into a profitable investment:

First, we hired a plumber to fix all the leaks, clogs, and broken pipes in the house. This cost a lot, but it was worth it because it prevented further damage and improved the water pressure.
Next, we hired a painter to repaint the entire house, inside and outside. we chose a neutral color scheme of beige and white, which made the house look brighter and more spacious. Painting a home the right color gets you the most bank for the buck in increasing the value of a property.
Then, we hired a flooring guy to replace the old carpet and laminate with porcelain tile. We chose a light greige color that matched the walls and gave the house a modern look. Even though this cost a lot more than carpet, tile is much more durable and adds more value.
Finally, we remodeled both bathrooms with new fixtures, tiles, vanities, and toilets. I chose a simple and elegant design that matched the rest of the house.

The kitchen was fairly decent so we left that as-is.
