The Short Answer

The fastest way to sell a house in Central Florida is to sell it directly to a cash buyer, which can close in as little as 7 days. Listing it with an agent takes longer: Orlando homes spent an average of 64 days on the market in August 2026, and a buyer with a mortgage then needs weeks more to close. If you list with an agent, the things that speed up a sale most are the right price, a clean and easy-to-show house, and a buyer whose financing is solid.

This guide is for homeowners in Orange, Seminole, Osceola, Polk and South Lake counties who are working against a deadline: a job transfer, a difficult divorce you want to move on from quickly, a move to be near family, or you simply can’t keep carrying the expense of the home. It explains how long each way of selling really takes and how to cut that time down.

How Long Does It Take to Sell a House in Central Florida?

It depends on who buys it. There are three common paths, and the clock runs very differently on each:

  • Sell to a direct cash buyer: about 1 to 3 weeks. There is no listing period and no loan. With us, the fastest closing has been 7 days and a typical one takes about 21. The main thing that adds time is paperwork, such as liens to clear or an HOA that is slow to answer.
  • List with an agent and accept a cash offer: the listing period, then a short closing. You still wait for a cash buyer to find the house. Orlando Realtors reported an average of 64 days on the market in August 2026.
  • List with an agent and accept a buyer with a mortgage: the listing period, then about six weeks. After a contract is signed, the buyer’s loan still has to close. Mortgage data firm ICE put the average closing time for a conventional purchase loan at 42 days in June 2025. The appraisal, the inspection and the lender’s approval can each slow the sale or end it. If the buyer doesn’t get the mortgage, the deal falls apart, and you have to put the house back on the market and start the whole selling process over again.

Add those up and a typical sale with an agent takes three to four months from the day the sign goes up to the day you get paid. A direct cash sale takes a few weeks, and you choose the closing date.

The road to getting paid. Selling with an agent takes about 3 to 4 months and 9 steps: repairs and updates, clean and pack, photos and listing, showings, offer and contract, inspection, appraisal, loan approval and closing, and a denied loan sends you back to the start. Selling direct to a cash buyer takes as little as 7 days and 4 steps: call, one visit, a written offer in 24 to 48 hours, and closing on the date you choose.

Seven Ways to Sell Faster if You List With an Agent

If you have a few months and want the open-market price, these steps cut the most time:

  1. Price it to recent closed sales. Look at homes like yours that actually sold in the last few months, not at asking prices or last year’s numbers. Online estimates are a starting point, not a price. A house priced too high sits, and a house that sits gets a price cut anyway.
  2. Fix what a buyer will trip over. Broken doors, windows, leaks and holes in walls make buyers wonder what else is wrong. Skip big remodels. They take time you don’t have, and you may not get the money back.
  3. Clean and clear it out. Pack what you don’t need now, clear the counters and closets, and tidy the yard. Buyers decide from the photos whether to visit at all.
  4. Make it easy to show. A lockbox and wide showing windows catch buyers who are only in town for a few days. Every showing you turn down is a buyer who may not come back.
  5. Choose the strongest buyer, not just the highest price. A buyer paying cash, or with a full loan approval and a larger down payment, is less likely to fall through than a higher offer with a shaky loan.
  6. Get the paperwork started early. If you’re in an HOA, request the estoppel certificate as soon as you have a contract. Florida law gives the association up to 10 business days to deliver it. Tell the title company early about any liens, permits or code issues you know of.
  7. Use the standard contract. The Florida AS-IS contract is the form most buyers and title companies already know. Read about it on our FARBAR contract page.

If the house needs major repairs, or you can’t keep it show-ready while you move, listing with an agent may not be the fast route. That is when a direct sale makes the most sense.

Selling Fast When You're Relocating

A move puts a hard date on the sale. Whether it’s a new job, family or a fresh start, these are the questions to settle first:

  • What’s your real deadline? Work back from your start date or moving date. If you need the money from this house to buy the next one, the closing has to happen first, which usually rules out waiting months for an agent to sell it.
  • Does your employer help? Some employers offer relocation benefits that cover selling costs or moving expenses. Ask HR before you sign anything, because some programs have rules about how the house is sold.
  • Can you close from out of state? Usually, yes. You don’t have to be in Florida on closing day. Ask your title company whether you can sign by mail or remotely, and have the money wired to you.
  • What happens to the house after you leave? An empty house in Central Florida still needs the A/C running to keep humidity and mold down, plus lawn care and someone checking on it. Many homeowners policies also limit coverage once a house sits vacant, so call your insurer before you move out.
  • What will you do with what’s left inside? Moving across the state or the country is a good time to take only what you need. When you sell to us, you can leave behind anything you don’t want.

If you’ll be gone before an agent could sell it, carrying an empty house from another state is usually the most stressful part. A direct sale with a closing date you pick removes it.

Frequently Asked Questions

Sell it directly to a cash buyer. There is no listing period and no mortgage to approve, so the sale can close in one to three weeks. With us, the fastest closing has been 7 days.

If you list it with an agent, plan on about three to four months. Orlando homes averaged 64 days on the market in August 2026, and a buyer with a mortgage typically needs about six more weeks to close.

As fast as the title work allows. Our fastest closing was 7 days, and a typical one takes about 21. Liens, HOA paperwork or an estate in probate can add time.

Not if you sell as-is to a cash buyer. If you list with an agent, fix what a buyer will trip over, such as broken doors, leaks and holes in walls, and skip big remodels.

Yes. You don’t have to be in Florida to close. Ask the title company whether you can sign by mail or remotely, and have your money wired to you.

It depends on the condition of the house. If it’s in very good shape and the interior has been updated in the last 10 years, then yes, you will likely get less selling directly to a cash buyer than selling with an agent. If the interior is dated, the flooring is worn and the house needs updating, buyers paying top price will expect that work done, and you would have to take care of it right away to sell fast anyway. Selling as-is lets you skip that work, along with the commissions, closing costs and months of carrying costs.

No. There is no agent commission and no fee to us. We pay the closing costs. You pay what you already owe on the house, such as your share of property taxes, HOA amounts and any liens.
