Unveiling the Duplex Makeover | From Septic Woes to Stylish Abode

Duplex Makeover Lake Mary

Today, I want to take you on a journey through my multifamily project – a duplex makeover in the charming Lake Mary area. Buckle up as we delve into the rollercoaster ride of unexpected challenges, hidden gems, and the ultimate transformation that turned this property into a true gem.

The Quick Purchase: Urgency meets Opportunity

Our journey began with a seller in need of a quick transaction. They had a duplex that was vacant and in a state of dis-repair. Recognizing the opportunity in their urgency, we engaged in negotiations and, together, we sealed the deal. Quick sales can be a mixed bag, but we thrive on the unpredictability of real estate. After all, it’s a win-win when a property owner sells their house fast, and we acquire a new investment.

The Septic Surprise: When Hidden Issues Come to Light

As any seasoned investor will tell you, there’s always an element of surprise in this business. In this case, it was the septic system. Shortly after the keys were handed over, we discovered a major issue that needed urgent attention. Cue the dramatic music! The septic system was in dire need of repair, and the price tag was enough to make anyone break a sweat. But hey, that’s the name of the game – you roll with the punches and find solutions.

While the septic system saga was a curveball, we chose to view it as an investment in the unseen. Sure, it required a chunk of change, but a solid septic system is the backbone of any home. It was a necessary fix that not only enhanced the property’s functionality but also added long-term value.

Bringing Style to this Duplex Makeover: Aesthetic Upgrades Galore

we bought a duplex

With the septic system squared away, it was time to add some panache to this duplex makeover. We envisioned a space that would not only be functional but also aesthetically pleasing. First on the list – new flooring. Out with the old and in with the stylish. The right flooring can completely transform a space, and this neighborhood in Lake Mary was about to get a taste of modern elegance.

Next up, a fresh coat of paint both inside and out. I wanted the duplex to radiate curb appeal and charm from every angle. A neutral palette with pops of color here and there – the goal was to create a canvas that future tenants could easily make their own.

Bathrooms are often overlooked, but not in my book. It is one of the only areas that can shine in a vacant space (the kitchen is the other). So, we decided to remodel the bathrooms, giving them a touch of luxury without breaking the bank. New fixtures, stylish tiles, and modern vanities – the bathrooms were transformed into personal sanctuaries.

Finally, the kitchen was spruced up with modern cabinetry and countertops.

The Big Reveal: From Fixer-Upper to Dreamy Duplex

After weeks of hard work, the duplex makeover was completed and ready for its big reveal. The transformation was nothing short of magical. The once-septic-troubled property now stood as a testament to resilience and vision. The new flooring gleamed, the fresh paint exuded warmth, and the remodeled bathrooms invited you to indulge in a little self-care. A finished product like this always rents quickly; one side was leased before it was even completed, while the other was rented in a week

Closing Thoughts: Embracing the Journey

Investing in real estate is not just about buying and selling; sometimes, it’s about helping sellers deal with sticky situations like selling a property in need of repair, or needing to sell an inherited property that they have no intention of living in.

It’s also a journey filled with twists, turns, and the occasional septic surprise. It’s about seeing potential where others might see problems and turning a dumpy duplex into a rental machine. You can bet the neighbors were happy with the improvements as well.
